Step by Step Closing: For the Buyer and Seller

In some states, the buyer and the seller each get an attorney to handle their
real estate transaction. California is an escrow state. This means no attornies are
necessary because a neutral licensed third party called escrow handles real estate transaction.
Once a real estate offer has been accpeted, The agreed escrow company opens escrow. Both the buyer
and the seller each pay half the fee and the escrow company processes the transaction based on
the accepted purchase agreement.
The escrow company is a neutral third party. They cannot offer advice
or make decisions for buyers and sellers. All terms have a written agreement signed by both the
buyer and seller. Escrow then processes the transaction as per legal requirements.
